At this moment in time here in El Campello and in many other small towns and villages in the area of Alicante, there is a very big crisis in the property market. Why? - That is easy to work out.... The Council had no idea that an economic crisis was on the cards, and allowed too many building licenses to be granted, and so now we have a glut of unsold brand spanking new properties, mainly apartments, although there are some Villas in the local regions of Busot and El Campello too.

This property glut has also lead to problems for people to sell their properties on the second hand market too, and to top it all the banks are making things difficult by only giving mortgages to customers that will buy one of their own private stash of repossessed properties.

So what options would I recommend to purchase a property in El Campello?
Well that would depend on whether you want to purchase a new or second hand property, but in both cases you have the power to negotiate the selling price. For new build options you will have very good conditions to get a good mortgage, although you will need a solicitor to guide you. (All of my personal recommendations will be listed at the end of this article). The same solicitor would be able to take care of all requirements for a property purchase including property taxes, notary, legal advice for Inland Revenue issues, as well as making sure it is a properly conducted property transaction with every minor detail being dealt with, and explained to you in English.

If you ever require a second opinion, then I am always available for free consultation for anything regarding property in El Campello or anything relates to living and working in El Campello. Now moving on to second hand properties, you may find problems to find a mortgage, so you may want to check with your own Uk bank first to see if they can offer you a mortage.

I must say at this point that I would try and buy privately as your English speaking solicitor will take care of everything, so avoid estate agents in El Campello. Although there are some very professional Estate Agents in El Campello, you don't want to be paying their commission if you can avoid it.

Make sure you visit several properties in the area you like in El Campello, and compare prices. Then offer 20,000 euro less for the property you like most. Then it's a case of getting the lowest price possible, and come to an agreement prepared by your solicitor. You may have to pay a 10% deposit of the agreed price or just a covering charge (€3000 - €6000 on average). Then it is just a question of going to the notary to sign the deeds with your solicitor, and moving in.

El Campello is a quaint little fishing Village just up the coast from Alicante, and has grown in a big way over the last few years since I have been living in El Campello. So many new apartments blocks have been built on the back of what were the golden yours for property developers in this region, but you can now see many apartments that have not been sold throughout El Campello.

Living in El Campello for me has been a real blessing, and I must say for anybody who wants to live without a car, El Campello is ideal. There are supermarkets dotted throughout the village, there are primary and secondary schools, a health centre and the Tram stops right in the centre of El Campello, which will get you to Alicante within 15 minutes.

There are also a variety of restaurants in El Campello from Indian, Chinese, Kebab and there are also a couple of excellent tapas bars. Beware of the restaurants down by the Campello beach which are often over priced, and poor quality. I would always recommend a restaurant called "Ximos" for tapas, which is located just above Mercadonna in the San Bartolome road.

The beach in El Campello is always packed with tourists in the Summer months, so you need to get up early to reserve a good spot by the shore line. There are also a couple of English bars/restaurants on the sea front of El Campello, which offer English style food and at quite reasonable prices.

The latest addition to El Campello is the central park, which is ideal for young children. Beware dog owners, as you won't be made to feel welcome in El Campello, but I never said El Campello was perfect. There is a restaurant in the park, but you will need to brush up on some basic Spanish, as not many people speak English here.

El Campello is set to become a budding tourist town in the future, but they still have a long way to go when it comes to basic customer service in the local businesses. Even so, it is an ideal holiday location, and you can really have a enjoyable stay here in El Campello throughout the whole year, due to the almost perfect all year round climate.

I have lived in the Alicante region of Spain for 22 years and the last 4 years here in El Campello. I would like to share my positive experiences with anyone who is contemplating living in El Campello, as there really are so many benefits which I will be defining as the best reasons why you should live in El Campello.

1) The sunshine and mild Winter climate probably heads the list, with a minimum temperature of 5º in Winter and real scorcher days in the Summer reaching up to 40º. In the Winter, if the sun is out you can be out, it's as simple as that and you will save a lot too on heating bills. The best of the weather though is definitely in the Autumn and Spring, with an average temperature of 20 to 25º, even allowing you to spend time at the beach in the Playa San Juan or to enjoy a memorable day on the El Campello beach in perfect conditions.

2) Eating out is so much more affordable too and El Campello provides a great selection of both Spanish and International cuisine, and you will also find that children are welcome too, but I would point out that the Spanish in general don't speak English very well, so always carry a phrase book with you.

3) If you run a business and are a bit worried about the new higher income tax rate, come to El Campello. The whole tax system is so much more simplified here, and without a doubt you end up paying less, regardless of your gross income. If you need any advice on legal or tax matters, we will put you in contact with an experienced English speaking tax adviser, who will be able to explain any issue that may concern you.

4) Rates, Poll tax, council tax or whatever it may be called today, here in El Campello it is called IBI and it is calculated on the size of your property. If you own an apartment it would be between 200 and 300 Euro a YEAR, and for a 4 bedroom villa it would probably be nearer 1000 Euro, but per YEAR.

5) All of these savings means you have more money to spend to go out and enjoy the El Campello outdoor lifestyle, resulting in achieving a much higher standard of living. The nightlife can also be enjoyed by people of all ages, whether you just like to sit down by the beach and enjoy an ice cream or if you like to have a few beers and let your hair down and go to "La Huella" close to the beach. which have a great salsa atmosphere.

6) You don't need a car. Now many people probably want a car, but for those of you that don't El Campello is perfect with everything you need within a 5 minute walk. If you need to go further afield, then the Tram stops in the centre El Campello and will take you right into the heart of Alicante in just 10 minutes.

7) A smokers paradise. I believe that is smoking in El Campello is a lot more acceptable than in the UK. Cigarettes are very cheap and you can smoke in most bars. There are also non smoking bars and restaurants, so El Campello really does cater for both smokers and non smokers. You probably won't get fined in El Campello for throwing your cigarette but on the pavement.

8) Fiestas or festivals are also very high on the agenda in El Campello. There are many traditional festivals throughout the year with the main holiday fiestas in July and October, where everybody dresses up and gets into the swing of things.

9) All in all if you add up all of these positive benefits of living in El Campello, take into account the overall sunshine, the relaxed way of life and added time to enjoy yourself more, you will in fact end up living longer, which probably should have been the first point to why you should live in El Campello.

Alicante - Getting your Permanent Residents Certificate

If you live in Spain nowadays you can get away with just having an N.I.E number which every European community citizen needs for tax and legal issues. It doesn't matter whether you work or not, anybody who resides in Spain for more than 3 months will be legally bound to have that number.

If on the other hand you have been a resident for a number of years and have never had an N.I.E number; rather a renewable residents card, you will have to apply for a Permanent resident certificate.

The Permanent resident certificate unlike its predecessor doesn't have a photo, so it no longer serves as a form of identification, so you will be required to either carry your passport or driving license (with photo) on you at all time. It seems like a step backwards for residents but at least it's the last time you need to renew your residents permit.

If you live in the Province of Alicante, you need to go to Alicante to an office near the Alicante bus station, with just your passport, old residents permit and photocopies of both documents. Get there before nine in the morning and you will be given the necessary papers to fill out. Once you have presented the required documents, you will have to return the following day to pick up the permanents resident card.

I have been living in Spain now for 21 years and have seen at first hand the major changes that have been implemented here for any UK national that has decided to take up residence in Spain. I remember always having to carry my passport on me and being stopped by the police and asked to produce my official documents. I could only legally stay for 3 months in Spain and had a visa in my passport that specified my status as a tourist.

When I decided to start working properly in Spain I become a resident and was given permission to work as an English Teacher. This was back in the late 80s and I had to get my recently achieved T.O.E.F.L qualification recognised by the Spanish authorities. This involved a couple of trips to Madrid and quite a long winded and expensive process, but eventually I had my papers all official to begin living and working in Spain without having to be always looking over my shoulder.

I dabbled in a number of high street businesses in Spain with financial backing, including The Body Shop. I became a member of the local commerce board and was eventually President for about 6 years. It was actually working in Spain that improved my understanding of the Spanish Language, you might say at the deep end, but I am now fluent in both written and spoken Spanish.

I am currently promoting living in Spain and making my experiences available to other people who may be considering living in Spain, or even already living in Spain. Nowadays it is a lot easier to live and work in Spain thanks to the EC. I currently have a resident card that allows me to live and work in Spain although when it expires I will just need to get a Resident's Certificate from the local town hall. This is virtually free to acquire although it comes without a photo, so I will be opting to renew my residents permit which makes things a lot easier when it comes to financial transactions that you may need to carry out in Spain, like buying a car.

El Campello seems to be fighting against the economic turn around and the slump in the property market, although signs of hardship are present. Many apartments blocks in Campello seem to have come to a stand still, the banks are no longer loaning out money for potential mortgages., not even for people who want to cash in their liquid equity to make home improvements.

It certainly is a good time to refurbish apartments in Campello too, as labour costs become a lot more competitive due to the lack of work in the building sector. But as I said here in Campello, building work continues and new projects are approved. I would say that prices for apartments in Campello are looking very attractive and there are some really great property investments up for grabs for apartments in El Campello.

The second hand property market has taken a bit of blow recently though and several well known estate agents in El Campello have closed down and the rest are struggling as most locals tend to look for a private sale. As I mentioned as the previous post, Photos of the once again successful El Campello Fiestas would be published and finally I got round to doing it. You should really try and participate one year in the El Campello Fiestas.

You normally end up with a hang over in the morning and don't expect to sleep too much. The night life takes place in small street bars in El Campello and everybody gets on well together, even the Moors and the Christians.

No blood baths in El Campello and I have not not personally come across many incidents since I have been living here in El Campello, which is about five years now. The people from El Campello really enjoy their fiestas and the costumes, swords, riffles are pretty impressive.

I just thought that you might be interested to know that there is a meeting for all European Residents for another meeting to assist local residents in understanding the local council policies regarding foreign resident integration into the town.

On the whole I find this a very friendly town and I find that people do need to attend meetings like these in order to understand their local civil rights and obligations and the next one to be held in the local Public Library of El Campello by the old Church square at 5pm on the 11th November and the theme will be "Local Taxes" in El Campello.

El Campello - The Night Life By the Beach

You really can find everything you need down by the Beach in El Campello of an Evening. You will find a selection of well priced restaurants amongst the couple of really expensive ones which you should avoid.

I went out this evening with Patricia and a couple of friends and we ended up eating in a French fry/nugget sauce dip sort of restaurant. The food was pretty good for value and the service was excellent. Sangria was ever present in my glass and we soon moved on to the beach pub which just makes the perfecting setting for a couple of long drinks and a chance to take your t-shirt off.

It is pretty hot here at the moment, so any breeze is appreciated and just by the shore line is a perfect location for staying as cool as possible. Some people even brave it into the sea and you might feel the urge yourself as the sangria kicks in.

There are a variety of restaurants along the sea front and you will soon find your favourite. Sea fish and Paellas are the local favourites, all though you can find English food or curries near by too.

I will keep you posted on how things develop in September as I will be seeking cooler climates in August and then in October I will bring you live action of the Moors and Christian festivals, which will literally blow your mind.

El Campello - A Brief History

El Campello is a quaint holiday resort and perfectly located on the Costa Blanca coast of Alicante. This is a town that has resisted the lure of mass tourism and with its unpretentious air, this resort is perfect for both everyone.

Situated between Alicante City (13km) and the busy resort of Benidorm (26km) and has a history and a charm all of its own. With miles of wide sandy white beach, a pretty fishing port area, mountain views and a wide selection of quality restaurants and if you fancy a bit of fiesta then you can take the tram to Alicante or Benidorm.

El Campello has a proud history giving the town a unique feel. Around the port area archaeological remains of circular cabins dating back to 3000BC have been found and the little fishing harbour with its adjoining mariner are overlooked by a 16th century watchtower that acted as a warning against raids from passing Pirates.

In the present day tourism is the town's main draw and no wonder! Dominating the resort is the blue, sun-kissed Mediterranean backed by a broad, pearl white beach stretching for miles. But the real difference is that the town planners have carefully considered the impact tourism could have and made sure that the individuality of El Campello is maintained.

We hope it will stay that way but the way things are at the moment I can't see much more being built in the next couple of years. I will try and give you further insight into Campello soon.

El Campello can be found close by to Alicante and I am going to point you into the right direction as regards exactly everything that is happening here right now. I live in El Campello and have been in the area for 22 years and can assure you that this lifestyle is unbeatable, in part due to the short distance you live away from your loved ones.

There is lot of fun to be had by the El Campello beach which is clean and you can normally pick out a good spot on the beach by the "Brisa bar" or if you've got kids there is a fun pirate playing area up by the harbour side. There are also beaches for people that are wheel-chair bound and on the whole El Campello is well adapted for the disabled, although certain improvements still need to be made.

The great thing about El Campello is that you can either live amongst the friendly locals or you can become part of the ex-pat community who are also as friendly. I personally do a bit of both having the advantage of be bilingual, so I like to get to know the locals and share some of our traditions with them. On the whole they say they don't like hot spicy food, but my Madras curries seem to go down quite well, or maybe they are just being polite.

Anyway the point I'm making is that I am part of the community of El Campello and I would only give you honest advice for any matter on living in this area of Alicante as well as on any general matters that would concern living anywhere in Spain.

The life style in El Campello is unbeatable and you will soon settle down here and feel part of the community. There are English food shops, Churches, social clubs and a whole range of activities to do at the English Speaking Club. On the one hand, it is like being back at home if that is what you are looking for, but you can easily avoid all that and just mingle in with the locals of El Campello, who I believe know how important our presence has contributed to the recent growth of El Campello.
